Kitchen

Even older kitchen cabinets can be painted and quality handles make a huge difference in how the space feels. We work with a local granite supplier at strong prices so countertops can help the kitchen stand out. Tenants tend to love durable granite and under-cabinet microwaves (they free up counter space). A well-finished kitchen also reflects well on the overall house valuation.

Bathroom (tighter budget)

On a tighter budget, we can suggest reglazing existing tubs and tile and adding small accents (like the mosaic band shown) instead of a full gut remodel. Another high-impact detail tenants notice: an LED mirror. A roughly $70–100 piece can change how the bathroom feels a big perception upgrade for a modest spend.

LED lighting

We always recommend replacing outdated light fixtures with LED pieces. They don’t burn out the way traditional bulbs do, look sleek, and need little ongoing maintenance.
