Property management pricing
- Monthly management: 7% standard; 9% if we handle mortgage payments, property taxes, and hold security deposits.
- Tenant placement: 50% of one month’s rent (marketing, showings, lease). First tenant free when you sign up for at least one year and have two or more units.
- Lease renewal: $95 (includes raising rent without a new lease).
- Tenant warranty: Under 6 months → next placement free; under 12 months → half off.
- Maintenance: No maintenance markup; most handled in-house. Project management fees may be applied to big renovations depending on the situation and would be discussed with the owner.
- Onboarding: No onboarding fee for 10 units or less.
- Late fees: Lion Paw Management keeps collected late fees — stated transparently.
